Job Description

The Maintenance Manager is responsible for overseeing the maintenance, repair, and operational reliability of campus facilities and infrastructure. This position leads a team of maintenance professionals and skilled trades personnel to ensure the safe, efficient, and uninterrupted operation of academic buildings, residence halls, administrative facilities, athletic complexes, and other campus assets.

 

The Maintenance Manager develops and executes preventive maintenance programs, manages work order systems, supports capital improvement projects, and ensures compliance with safety and regulatory requirements. The ideal candidate is a hands-on leader with strong technical expertise, organizational skills, and a commitment to delivering exceptional service within a higher education environment.

Job Responsibilities

Maintenance Operations

  • Oversee daily maintenance operations across assigned campus facilities.
  • Manage preventive, predictive, and corrective maintenance programs to maximize equipment reliability and asset life.
  • Prioritize and assign work orders to maintenance staff and contractors.
  • Ensure timely completion of service requests while meeting established service level expectations.
  • Monitor building systems, including HVAC, electrical, plumbing, mechanical, life safety, and utility infrastructure.

Team Leadership

  • Supervise maintenance technicians, engineers, and skilled trades personnel.
  • Schedule and coordinate staffing to support operational needs and emergency response requirements.
  • Provide coaching, training, and performance management to team members.
  • Foster a culture of safety, accountability, customer service, and continuous improvement.
  • Support recruitment, onboarding, and development of maintenance staff.

Facilities and Asset Management

  • Maintain accurate equipment inventories and asset records.
  • Utilize CMMS systems to track preventative maintenance schedules, work orders, labor, and equipment history.
  • Recommend repairs, replacements, and capital improvement projects.
  • Collaborate with campus stakeholders to identify facility needs and operational priorities.
  • Support campus construction, renovation, and infrastructure projects.

Safety & Compliance

  • Ensure compliance with OSHA regulations, environmental requirements, and institutional policies.
  • Conduct safety inspections and facility audits.
  • Implement corrective actions to address identified deficiencies.
  • Support emergency preparedness programs and serve as a key responder during facility emergencies.
  • Ensure staff maintain required certifications, licenses, and training.

Financial Management

  • Assist in the development and management of maintenance operating budgets.
  • Monitor labor, materials, inventory, and contractor expenses.
  • Identify opportunities to improve efficiency and reduce costs without compromising service quality.
  • Manage procurement of parts, supplies, tools, and contracted services.

Client & Campus Relations

  • Build positive working relationships with university administrators, faculty, staff, and students.
  • Communicate project updates, maintenance schedules, and operational impacts to stakeholders.
  • Respond professionally and effectively to facility concerns and service requests.
  • Participate in client meetings and campus planning discussions as needed.

Qualifications

  • Associate's degree or equivalent technical training in Facilities Management, Engineering Technology, Industrial Maintenance, or a related field; equivalent experience may be substituted.
  • 5+ years of facilities maintenance experience.
  • 2+ years of supervisory or management experience.
  • Working knowledge of HVAC, electrical, plumbing, mechanical, and building automation systems.
  • Experience utilizing computerized maintenance management systems (CMMS).
  • Strong organizational, communication, and problem-solving skills.
  • Proficiency in Microsoft Office applications.
