Job Description
The Custodial Manager is responsible for directing and overseeing all custodial operations across a college or university campus, ensuring facilities are maintained in a clean, safe, sanitary, and welcoming condition for students, faculty, staff, and visitors. This position provides leadership for a team of custodial supervisors and frontline employees while partnering closely with campus stakeholders to support academic, residential, athletic, and event-related activities. The Custodial Manager develops operational strategies, manages labor and budgets, ensures compliance with safety and regulatory requirements, and drives continuous improvement initiatives to enhance service quality and customer satisfaction.
Job Responsibilities

Operations Management
- Lead day-to-day custodial operations across academic buildings, residence halls, administrative facilities, athletic venues, student centers, and other campus locations.
- Develop and implement cleaning schedules, staffing plans, and service standards to ensure consistent delivery of custodial services.
- Monitor facility conditions and proactively address cleanliness, sanitation, and appearance concerns.
- Coordinate support for special events, commencements, conferences, athletic competitions, and campus-wide activities.
- Conduct routine inspections and quality assurance audits to ensure adherence to established standards.
Leadership & Team Development
- Recruit, train, coach, and develop custodial supervisors and frontline associates.
- Manage employee performance, attendance, engagement, and corrective action processes in accordance with company and client policies.
- Foster a culture of accountability, teamwork, safety, and customer service excellence.
- Support workforce planning and succession development initiatives.
Client & Campus Relations
- Build strong relationships with university administrators, facilities leadership, housing personnel, and campus stakeholders.
- Serve as the primary point of contact for custodial service concerns, escalations, and operational requests.
- Participate in client meetings and provide operational updates, performance metrics, and action plans.
- Respond promptly to campus emergencies and service interruptions.
Safety & Compliance
- Ensure compliance with OSHA, EPA, university, and company safety standards.
- Conduct safety meetings, inspections, and employee training programs.
- Investigate accidents and incidents, implementing corrective actions as needed.
- Maintain proper chemical management, SDS documentation, and infection prevention protocols.
Quality Assurance & Continuous Improvement
- Establish performance measures and monitor key operational metrics.
- Utilize inspection tools and quality reports to identify trends and improvement opportunities.
- Implement best practices and innovative cleaning technologies.
- Promote sustainability initiatives, including green cleaning practices and waste reduction programs.
Qualifications
- 5+ years of custodial, environmental services, facilities management, or housekeeping leadership experience.
- 3+ years of management experience overseeing large teams in a complex facility environment.
- Experience managing budgets, labor planning, and operational performance metrics.
- Strong knowledge of custodial equipment, cleaning chemicals, and industry best practices.
- Proficiency with Microsoft Office Suite and workforce management systems.
