Title: Building Automation Systems Technician - Mecklenburg County-Government Facilities

Job Description
Job Responsibilities
- Report onsite daily at 6:00 AM to perform a comprehensive review of BAS/BMS operations
- Monitor building automation systems, equipment performance, alarms, and system notifications
- Investigate and troubleshoot HVAC, mechanical, and controls-related issues
- Identify operational trends, performance concerns, and potential equipment failure points
- Generate and communicate daily inspection findings and status reports to facility leadership
- Perform audits and inspections of BAS, BMS, and CMA system functionality
- Verify proper operation of HVAC equipment, air handling units, controls, sensors, and related systems
- Support preventative maintenance efforts by identifying corrective actions before failures occur
- Assist with diagnosing system communication issues and control sequence problems
- Maintain accurate documentation of inspections, findings, and corrective actions
- Respond to building automation, HVAC, and facility-related issues as assigned
- Participate in an on-call rotation to support facility operations when needed
- Follow all site safety policies, procedures, and regulatory requirements
- Work closely with facility maintenance teams, vendors, and operations leadership to maintain building performance
Qualifications
Required Qualifications
- Minimum 5 years of Building Automation Systems (BAS) or Building Management Systems (BMS) experience
- Strong HVAC troubleshooting and diagnostic experience
- Ability to identify system trends, analyze operational data, and recognize potential failure points
- Experience performing BAS/BMS and CMA system audits
- Experience working with building controls, automation systems, sensors, and related equipment
- Ability to prepare written reports and communicate findings effectively
- Valid driver's license
- Ability to work a 6:00 AM - 2:00 PM schedule
- Ability to participate in an on-call rotation
- Ability to work independently with limited supervision
- Must be able to stand, walk, bend, climb, lift, and perform physical maintenance-related work as required in a facility environment
- Ability to follow safety procedures and use required PPE when necessary.
Preferred Qualifications
- HVAC Certification
- Experience supporting government, institutional, commercial, manufacturing, or large campus facilities
- Experience with preventative maintenance programs and building systems optimization
- Knowledge of HVAC controls, pneumatics, electrical systems, and facility operations.
