Due to the continued expansion of our Residential Property Management Department, Aramark Northern Europe is looking for a Senior Residential Property Manager to join our Aramark Property business in Dublin. The succesful candidate will manage a small portfolio of high quality and prominent apartment developments constituting a mix of Corporate Clients and OMCs.

The role is a significant opportunity for a Residential PM with 4-5 years’ experience to work on high class developments with professional boards and gain valuable knowledge and insight with respect to defect remediation, procurement, Environmental & Social Governance and day to day management duties with the full support of the Aramark Property Management Team.


**This is a full time and permanent role.

Job Responsibilities

•    Manage a property portfolio of residential apartment blocks;
•    Have an interest in Environmental & Social Governance;
•    Prepare and monitor service charge budgets and sinking funds;
•    Ensure that operational standards at properties meet the clients’ requirements – e.g. cleaning and security; 
•    Ensure that all health and safety practices and procedures are actioned and clients are kept informed of risks as appropriate; 
•    Work with our Procurement Department in sourcing and tendering contractors;
•    Manage the performance of any on site personnel;
•    Liaise with insurance companies on policies and claims;
•    Conduct site visits on a regular basis and have full site knowledge;
•    Liaise with OMC directors, residents and other relevant OMC committees;
•    Prepare reports for all stakeholders and management including AGM pack; 
•    Assists with ensuring that service charges are paid to meet clients’ financial objectives and liaise with finance team, OMC and solicitors as necessary. 
•    When required work with the Business Development Director on property management consultancy services. 


•    Minimum 4-5 years’ experience in residential block management and be technically familiar with the management of residential blocks. 
•    Excellent organisational skills and experience in managing a database
•    Preferably MRICS qualified or possess an equivalent property related accreditation, IPAV etc.
•    A valid PRSA licence (essential) 
•    Great knowledge of the MUD Act 2011 and its implications for OMCs. 
•    The ability to proactively manage OMC board directors, members, contractors and any other stakeholders.
•    Excellent communication skills and the ability to work individually and as part of a team
•    The ability to report to clients in a clear, comprehensive and concise manner.
•    Clean driving licence.
