This role will report to a Director at Aramark Property and will have the overall responsibility for the smooth operations of our clients two sites [10 Hanover Quay, Dublin 2 and Stereame, Nenagh, Co Tipperary]. Working 40 hours per week Monday – Friday, the successful candidate will be based on site at 10 Hanover Quay and carry out periodic site visits to Nenagh every 2-3 weeks (or as directed by client). The primary function is to ensure the efficient operations, maintenance, cleaning, safety and security of the entire office blocks. The candidate must maintain constant awareness of the importance of the clients’ corporate image; the requirement to maintain the building accreditations; implement and maintain ESG goals and targets and ensure all occupier and visitor to the building have a first-class experience.

Job Responsibilities

• To efficiently manage and oversee the Facilities Management Services to both sites.
• Oversee and arrange all Service & Maintenance scheduling with 3rd party contractors 
• Oversee all contractor performance, review RAMS and insurance details prior to works commencing
• Client and internal reporting 
• Manage and guide the Aramark property onsite team and work closely with AWS / AFS contract providers. 
• Deliver the highest levels of customer service ensuring that the business drivers for both the client and our company are met and embrace both the short/medium and long term demands of both businesses.
• Oversee cleaning operations in buildings, conduct audits to ensure standards are high.
• Manage Front of House operations 
• Manage parking allocations.
• Review and manage Building Management System.
• Carry out projects on site as per request.
• Develops and implements operations plans.
• Ensure overall operational excellence by meeting or excelling KPI and/or other targets.
• Oversee and be responsible for the overall operations of the building.
• Review, test and organise procedures for safety, fire and evacuation.
• Supervise and co-ordinate third party contractors attending site and inspect works after.
• Ensure that all equipment is maintained and serviced in accordance with the scheduled maintenance plan.
• Set annual service charge budgets and track / plan expenditure in conjunction with the client. 
• Carry out emergency procedures in the event of a fire, flood, and break in, accident etc.
• Liaise with the Estate Management team at Capital Dock.
• Prepare and maintain Service + Maintenance tracker for the building.
• Comply with relevant Health & Safety requirements and be familiar with and ensure that fire, health and safety regulations are adhered to in all parts of the building and car park by inspection, check signage and advising on defects.
• Ensure the fabric and finish of the overall site is properly maintained and in good condition. 
• Be the direct liaison for the occupiers of the building.
• Build positive relationships with the client / occupiers and 3rd party contractors.
• Mitigate insurance claims / report any incidents
• Assist with events onsite, set ups/orders
• Meeting room set ups
• Be available for call outs after working hours.

Qualifications

• FM / Property Management Qualification or Demonstrable experience in a similar environment.
• Strong knowledge and experience of hard services, plant and equipment, AC, HVAC, Critical Systems 
such as Generator back up, Statutory Compliance, Fire Detection and Suppression Systems, Water 
treatment, plumbing and electrical systems.
• Be an experienced planned and reactive maintenance manager
• Excellent communication and interpersonal skills and ability to work individually and as part of a team.
• Able to effectively supervise contractors, Occupiers of the Building and members of the public
• Able to maintain detailed on-site records and report to in a clear concise manner.
• Have a good “can do attitude” to work and ability to multitask.
