Job Description
The On-Site operative is responsible for supporting the daily operational requirements of the site. This includes conducting routine mechanical and cleaning checks, supervising external suppliers, overseeing statutory testing (including sprinkler and generator systems), and providing ad hoc reception cover when required. The technician will work closely with the On-Site Manager to maintain building standards, ensure health and safety compliance, and deliver a high level of service to all occupants.
Job Responsibilities
- Carry out routine building checks including, fabric, M&E and cleaning checks
- Monitor BMS and report any faults or anomalies.
- Identify and escalate any maintenance or performance issues to the relevant contractor or manager.
- Assist with basic hands-on maintenance tasks where appropriate.
- General repairs throughout site, including toilet facilities etc repairs
- Respond to emergency breakdowns of all electrical and mechanical plant.
- Assist in the operation and maintenance of all mechanical, BMS and HVAC equipment onsite.
- Support the Building Manager with day-to-day management of Hard Services.
- Ensure the Building Manager is aware of any problems as soon as possible.
- Observing all onsite and legislative rules and regulations in terms of Health and Safety.
- Supervise external suppliers while on site, ensuring compliance with RAMS and permit-to-work systems.
- Sign off on completed works after inspection and confirmation they meet the required standard.
- Coordinate access for contractors and monitor the completion of scheduled and reactive works.
- Conduct weekly sprinkler system tests and document results.
- Support other statutory testing where necessary, including emergency lighting, fire alarms, and smoke vents.
- Maintain logs and inspection records as required for compliance and reporting purposes.
- Assist in preparing reports or updates for client or management meetings.
- Operate Forklift (Training supplied)
Qualifications
- Experience in a similar on-site technician or facilities support role (ideally in a commercial or mixed-use building).
- Basic knowledge of mechanical systems and plant operations (qualifications desirable but not essential).
- Familiarity with cleaning standards and performance monitoring.
- Confident in supervising external contractors and understanding RAMS/permit systems.
- Basic IT skills and ability to maintain accurate records.
- Excellent communication and customer service skills.
- Flexible and proactive approach to duties.
