Job Description

We are seeking a Technical Operative to directly support facilities maintenance systems in a multi-let high end scheme. It involves planned, predictive and corrective work routines and repairs to prolong the useful life of the building’s essential plant and equipment. The role will support the Estate Manager in the overall management and development of the FM function within the scheme. The candidate will be required to liaise with any other third party contractor’s onsite to ensure work is delivered as planned and in a timely manner. 

Job Responsibilities

Your key responsibilities will include but are not limited to; 
•    Carry out preventive, condition based, and corrective maintenance.
•    Respond to emergency breakdowns of all electrical and mechanical plant.
•    Assist in the operation and maintenance of all mechanical, BMS and HVAC equipment onsite.
•    Ensure business critical systems are constantly maintained and are effectively backed up with a suitable Business Continuity Plan.
•    Liaise with and assist all Hard Services contractors – Generators, Boilers, UPSs, Life Safety, and Security Electronics.
•    Hands on servicing of gas fired boilers in residential apartments. 
•    Provide maintenance support, data entry, equipment record updates, and performance reports along with implementation of continuous improvement across the FM function.
•    Cost control consciousness.
•    Mechanical and electrical trouble-shooting.
•    Support the Estate Manager with day-to-day management of Hard Services.
•    Support and liaise with equipment suppliers on new equipment installations and modifications.
•    Update the maintenance management system along with recording of all changes, stores transactions made and work carried out.
•    Ensure the Estate Manager is aware of any problems as soon as possible.
•    Be capable of using own judgement where required to ensure issues are dealt with promptly.
•    Observing all onsite and legislative rules and regulations in terms of Health and Safety.
•    Perform site walkthroughs to verify proper operation of Facility Equipment and Monitoring Systems.
•    Further responsibilities may be added from time to time as the role evolves. For instance desk moves, ad hoc building repairs, washroom repairs, doors, ironmongery, fork lift operating. 
•    The role also requires input in setting up for large events on the public realm area.
 

Qualifications

Candidates must possess:
•    Senior Mechanical Trade Qualification
•    Minimum 5 Years Post Qualification technical experience Preferably in M&E Facilities.
•    Knowledge of Heat Exchangers, Calorifiers, Chillers, CRACS, Pumps and Motors, FCU, VSDs, Dampers, Balancing and verification air flows, BMS,etc. 
•    Knowledge of gas fired boilers and safety gear.
•    Knowledge of plumbing hot, cold and drainage water services
•    Electrical experience to support Electrical Technician as and when necessary. 
•    Building Management Systems.
•    Knowledge of SFG 20 and CIBSE guidelines.
•    Knowledge of F-Gas regulations and asset tracking.
•    Experience of working in a five-star development.
•    Team player but also ability to work on their own.
•    Highly organised and motivated
•    Experience with I.T systems- BM/,CAFM
•    The candidate must maintain constant awareness of the importance of the clients’ corporate image; ESG goals and targets and ensure all occupier and visitor to the building have a first- class experience.
•    Able to maintain detailed on site records and report to the Technical Operations Manager in a clear concise manner.
•    Have a good “can do attitude” to work
