Aramark Property Residential Division is currently seeking an Estate Manager for a large, high-profile residential scheme in Dublin 4.
The Estate Manager will be based full-time on site with responsibility for the operational and business management of the estate, as well as oversight of common area maintenance across all residential blocks.
This is a 40-hour week role (Monday to Friday), reporting directly to the Property Manager for the Estate.

The primary function of this position is to ensure the efficient daily operation of the entire development and to lead a team consisting of concierges, static security, full- and part-time cleaners, and a general operative. The Estate Manager will also manage resident events, tenant amenities, and provide regular updates to the OMC Board.

Job Responsibilities

  • Oversee and take responsibility for the overall day-to-day running of the estate and residential block common areas.
    Lead and develop the onsite team through training, mentoring and performance reviews to ensure service excellence.
    Liaise with occupiers to establish constructive, positive relationships and ensure that resident needs and expectations are consistently met.
    Manage resident communications including newsletters, signage, and the resident portal (Building Link).
    Coordinate and manage all resident bookings for tenant amenity areas.
    Supervise and coordinate third-party contractors attending site; review RAMS, verify insurances, inspect works and ensure all H&S protocols are met.
    Conduct monthly KPI meetings with key contractors to monitor performance, review service level agreements and drive continuous improvement.
    Implement and oversee Planned Preventive Maintenance (PPM) for all M&E systems including lifts, HVAC, water systems and Building Management Systems (BMS).
    Manage underground car park systems including access control, CCTV, lighting and EV charging infrastructure.
    Ensure that all equipment maintenance is carried out and that the estate maintenance schedules are implemented effectively.
    Undertake regular inspections of all common areas and arrange for remedial works to maintain exemplary standards.
    Coordinate and implement estate events, including operations, budgeting, policies & procedures, and marketing support.
    Work closely with the Property Manager to deliver sustainability initiatives and achieve accreditation targets, including energy conservation, biodiversity and zero-waste-to-landfill programmes.
    Keep the client informed of all onsite operations and liaise with local authority, statutory bodies and stakeholders as required.
    Respond promptly to emergencies including fire, flood, accidents or break-ins; maintain, test and review associated procedures.
    Ensure compliance with all relevant Health & Safety, Fire Safety and GDPR requirements.
    Manage PO approval, invoice processing and assist in preparation of the annual Service Charge Budget.
    Handle insurance claims, report incidents, and respond to Garda requests where required.
    Manage O&M manuals, updated schematics and client improvement programmes.
    Maintain up-to-date knowledge of local amenities and luxury service providers to enhance the resident experience.

Qualifications

The successful candidate will ideally hold a third-level qualification in Property Estate Management or have a strong background in hospitality or retail management.
