Centre Manager    for Nutgrove Shopping Centre        
Aramark Property are seeking to recruit a Shopping Centre Manager for Nutgrove Shopping Centre located in Rathfarnham, Dublin 14. Nutgrove Shopping Centre has over 70 stores and extends to 200,000 Sq Ft. The Centre has a wide range of occupiers including Tesco, Dunnes, Penneys, Boots, Starbucks, McDonalds, Lifestyle, Carraig Donn and many more national and international  brands.  The Centre Manager role will include the day to day management of the Centre, liaising with Tenants, contractors, and local business groups, budget setting monitoring and forecasting, reporting to the managing agents at regular intervals, implementation of effective marketing strategies and mall commercialisation. The Centre Manager will also be responsible for overall health and safety, and to ensure that the Centre is operated and maintained as a first-class retail location and to the highest standard.

Job Description

On Site Duties 
    Co-ordinate all services related to the malls, external areas, public areas and back-of-house, in particular all duties related to the facilities on a day-to-day basis.
    Ensuring that the centre is maintained to the highest standards in line with the service charge budget.
    In conjunction with the management team, maintain efficient and tight controls over the Centre’s operating costs.
    Proactively drive the internal and external marketing team to successfully implement and deliver a co-ordinated marketing plan, budget and strategy for the continued growth and promotion of centre. 
    Pricing and ordering the necessary maintenance works in the centre while ensuring the budget is adhered to including any annual Capex project proposals with costings for approval.
    Implement the 10-year planned preventative maintenance (PPM) report & asset register.
    Develop and integrate sustainability best practices and accreditations where appropriate. 
    Develop/maintain excellent lines of communication with all Centre Management staff, the retailers, contractors, customers and owners of the Centre.
    Ongoing training and development of the Centre Management staff.
    Ensure that all staff rosters are set up and maintained in accordance with Centre Operating hours.
    Monitoring and reviewing the performance of cleaning and security staff to ensure high standards are kept at all times and advising the Managing Agents of any issues on site.
    Assist with minimizing the liability risk exposure to the owners of the centre. Track all accidents and incidents. Ensure all incident reporting is recorded and reported correctly to the insurers in conjunction with the managing agents.
    Manage and maintain the Safety Files and O&M Manuals for the Centre, ensure that they are carried out correctly and kept up to date. 
    Implementation and monitoring of the fire safety strategy and systems.
    Liaise with utility providers with particular emphasis on life safety systems and emergency services.
    Review and updating of Tenants Handbook in conjunction with management team.
    Develop a proactive procurement programme in conjunction with the managing agent’s procurement team.

Tenant Interaction: 
    Liaise with Tenants on a daily basis to gain knowledge of their performance in the Centre. 
    Drive sales and focus Tenants on their performance within the Centre. 
    Regularly meet and present to Tenants on marketing and promotional incentives and ensure their support and buy in. 
    Establish pop up Tenant database to fill any void units in the Centre. 
    Establish weekend / mall promotional trader database for additional trading at weekends and seasonally. 

 

Aramark / Centre Management Interaction:
    Work closely with the existing team to ensure smooth running of the Centre. 
    Be part of the Health & Safety functions of centre management during any emergency drills. 
    Drive the Centres local and regional profile and conduct / commission appropriate customer / tenant surveys. 
    Provide monthly/quarterly reviews of the Centre performance in terms of footfall, marketing & promotion (and its effectiveness).
    Provide monthly/quarterly reviews of perceived tenant performance based on having met with managers & area managers on a regular basis. 
    Meet with Property Manager and Stakeholders as necessary. 
    Meet with potential new Tenants to view the Centre and detail the Centres marketing and promotional activity. 
    Liaise regularly with the Property Manager to ensure that the Centre is performing within the established budget.    
    Be up to date with the retail trends in the industry and ensure the Centre Management team and Tenants are aware of any changes / developments. 

Qualifications

  • Ideal candidate will hold professional qualifications in estate / facilities / retail management and have a minimum of 5 years’ experience in a similar role position.
