Job Description
A leading player in the residential property market, Aramark Property is the largest dedicated Property Management firm in Ireland and has in excess of 600 properties under management and +160 staff working in the Property Management division.
Reporting to the Divisional Director of Commercial Property Management, the successful candidate will have responsibility for the oversight and operation for an Office Block Development located in Sandyford Co Dublin. The Building Manager will be based fulltime on site at the building and will have responsibility for all day-to-day operations, maintenance, safety and general presentation of the one office block, a basement card park and shared(common) external areas. Working a 40 hour week, the Building Manager will ensure that the property operates efficiently, and tenants/visitors alike receive a high level of service.
Job Responsibilities
- Oversee and be responsible for the overall operations of the common areas of the office buildings, basement car park and external areas.
- Tenant liaison.
- Oversee all contractor performance, review RAMS and insurance details prior to works commencing.
- Work alongside the Property Manager to drive the delivery of sustainability initiatives and accreditation to align with Clients goals and targets.
- Promote energy conservation program.
- Oversee and arrange all Service & Maintenance scheduling with 3rd party contractors
- Supervise and co-ordinate third party contractors attending site and inspect works to ensure H&S protocols and procedures are being adhered to.
- Review, test and organise procedures for safety, fire and evacuation.
- Mitigate insurance claims / report any incidents.
- Carry out emergency procedures in the event of a fire, flood, and break in, accident etc.
- Supervise and co-ordinate third party contractors attending site.
- Ensure that all equipment is maintained and serviced in accordance with the scheduled maintenance plan.
- Inspect all common areas and arrange for remedial repairs.
- Project improvement oversight and coordination to ensure smooth delivery of project.
- Be the direct liaison for tenants for all onsite operations. Build positive relationships with landlords / tenants and contractors.
- Work closely with the Property Manager to set annual service charge budget and track expenditure.
- Keep the Property Manager informed of all developments with respect to operations under their control.
- Client reporting.
- Implementation of building improvements and occupier services.
- Management of on-site Aramark staff and 3rd party contractors.
- Work closely with representatives of the local authority, statutory bodies and stakeholders
Qualifications
Candidates must possess:
- BMS and LMS experience – solid understanding of HVAC systems,
- Have a good mechanical/electrical knowledge and previous experience and training.
- Have a good knowledge of fire systems, cause and effect, smoke systems, sprinklers.
- Familiarity with the range of common plant and equipment.
- Excellent communication and interpersonal skills and ability to work individually and as part of a team.
- Project co-ordination experience.
- Able to effectively supervise contractors and members of the public.
- Ability to develop good relationships with tenants and clients.
- Ability to maintain detailed on-site records and report to the PM in a clear concise manner.
- Have a good “can do attitude” to work

Qualifications
- Qualification in Facilities or Building Management
- Trade background considered (Mechanical / Electrical)
- Proficient in Word / Excel – IT Skills
