Aramark Workplace Solutions are currently seeking to employ a Building Manager for a Corporate Head Office based in Dublin 8 oversight of 4 Data centres in the greater Dublin area on behalf of a high-profile client.
The Building Manager will be based full time on site and will have responsibility for the operational, Technical, and business management of the site. Working a 40-hour week (Monday to Friday), the Building Manager will report into the Account Director for the account.
 
The primary function of this role is to ensure the efficient daily operation of the entire development and to lead a team of technical maintenance employees & Contractors to deliver exceptional services. The Building Manager will also be the main point of contact for all queries relating to their and will be involved in the management of social events which take place on-site to improve place making, make the offices best place to work and promote Wellness & wellbeing. The Building Manager must maintain constant awareness of the importance of the clients’ corporate image and ESG objectives. 

Job Responsibilities

•    Oversee and take responsibility for the overall day to day running of the entire building and maintenance of shared areas. 
•    Liaise with all occupiers to establish constructive and positive relationships to ensure that occupier needs, and expectations are being met. 
•    Conduct and minute periodic meeting meetings. 
•    Keep the client informed of all onsite operations. 
•    Work closely with key stakeholders to ensure customer satisfaction. Supervise and co-ordinate third party contractors attending site and inspect works to ensure H&S protocols and procedures are being adhered to. 
•    Ensure all contractor works are carried out safely and in a timely manner. This includes review of all contractor RAMS and ensuring valid insurances. 
•    Ensure that all equipment maintenance is carried out and liaise with the relevant contractors. Arrange for the implementation and management of the Buildings Maintenance schedules. 
•    Highlight any health & safety risks and address in a swift & prompt manner. 
•    Carry out emergency procedures in the event of a fire, flood, and break in, accident etc. Review, test and organise procedures associated with fire and evacuation. 
•    Comply with relevant Health & Safety requirements and be familiar with and ensure that fire, health and safety regulations are adhered to in all parts of the buildings, public realm and car park by inspection, check signage and advising on defects. 
•    Ensure the fabric and finish of the overall estate are maintained to an exemplary standard. 
•    Undertake regular inspection of all common areas and arrange for remedial repairs. 
•    To arrange and implement any building events for the site, including the coordination of event operations on site, financial management & budgeting, developing policies & procedures for the specific events, assist in marketing. 
•    Work alongside the account team to drive the delivery of sustainability initiatives and any accreditation goals and targets agreed with the Client. 
•    Promote energy conservation programme; biodiversity programme; zero waste to landfill programme. 
•    Manage contractor PO’s and invoice approval. 
•    Coordinate Contractors arriving on site for fit out works. 
•    Maintain CAFM and client platforms. 
•    Ability to lead and manage an onsite team. 
•    Have excellent interpersonal skills and have an ability to get along well with people being solution focused and problem solving. 
•    Have excellent FM knowledge consistent with a high spec building containing modern plant & fabric. 

Qualifications

•    Formal technical education in an electrical/HVAC discipline to a minimum of a Senior Trades or equivalent qualification level and a minimum of at least 3-5 years relevant experience in a Technical Supervision 
•    Degree in Building Management or similar would be advantageous. 
•    Previous experience of direct report supervision and customer account management 
•    Good IT / computer skills 
•    Previous experience in head office site supervision in a retail/commercial environment desirable 
•    A pro-active attitude 
•    Excellent communication skills including verbal and the written word 
•    A formal H&S qualification i.e. NEBOSH certificate or similar is advantageous
