Building Manager

Aramark Property are seeking an experienced Residential Building Manager. Based fulltime on-site, this role will report to the Property Manager and have responsibility for the operation of the entire building, working 40 hours per week.  The primary function is to ensure the efficient operations, maintenance, cleaning, safety and security of this modern residential building at all times.  The candidate must maintain constant awareness of the importance of the clients’ corporate image; ESG goals and targets and ensure all occupier and visitor to the building have a first-class experience.

 

 

Key responsibilities will include but are not limited to;

 

  • Oversee and be responsible for the overall operations of the common areas and internal apartment maintenance of the building.
  • Oversee security of the building, the basement car park and all tenants who occupy the building. 
  • Performing regular site inspections, arranging repairs (HVAC, plumbing, electrical), and overseeing cleaning and security services.
  • Staff Management: Supervising on-site staff, including cleaners, maintenance personnel, and security, and facilitating training.
  • Review, test and organise procedures for safety, fire and evacuation.
  • Supervise and co-ordinate third party contractors attending site and inspect works after.
  • Ensure that all equipment is maintained and serviced in accordance with the scheduled maintenance plan.
  • Work closely with the Property Manager to set annual service charge budget and track expenditure.
  • Administration & Finance: Preparing operating budgets, managing vendor contracts, and handling rent collection or service charge administration.
  • Liaise with reception concierge to maintain visitors/contractors log and report any incidents.
  • Manage the distribution of keys to contractors and ensure their safe return.
  • Carry out emergency procedures in the event of a fire, flood, and break in, accident etc.
  • Liaise with occupiers/tenants in order to establish constructive and positive relationships. Acting as the primary point of contact for resident inquiries and requests, ensuring a high level of service.
  • Drive and implement sustainability initiatives.
  • Take meter readings and submit results to APS Sustainability Dept.
  • Prepare and maintain PPM for the building.
  • Keep the Property Manager informed of all developments with respect to operations under their control.
  • Comply with relevant Health & Safety requirements and be familiar with and ensure that fire, health and safety regulations are adhered to in all parts of the building and car park by inspection, check signage and advising on defects.
  • Ensure the fabric and finish of the overall site is properly maintained and in good condition. 
  • Inspect all areas for any leaks etc. and arrange for remedial repairs.
  • Send a detailed report to the Property Manager on a weekly basis via email.

 

 

 

Qualifications

  • Candidates must possess:

     

    • BMS (Building Management System) experience.
    • Excellent communication and interpersonal skills and ability to work individually and as part of a team.
    • Familiarity with the range of common plant and equipment used on site.
    • Able to effectively supervise contractors, tenants and members of the public
    • Able to maintain detailed on-site records and report to the PM in a clear concise manner.
    • Problem-Solving: Ability to handle emergency situations and resolve conflicts efficiently.
    • Organization: Strong administrative skills, proficiency in Microsoft Office (Word, Excel, Outlook), and experience with property management software.
    • Compliance: Familiarity with local housing laws, building codes, and safety regulations.
    • Have a good mechanical/electrical knowledge and background.
    • Have a good “can do attitude” to work.
    • Highly organised.
