Reporting directly to the Head of OMC, the successful candidate’s role is to handle a residential portfolio comprising a mix of residential apartment blocks / estate management.

Job Responsibilities

  • Management of a property portfolio of residential apartment blocks/estates
  • Prepare and supervise service charge budgets and sinking funds
  • Ensure that operational standards at properties meet the clients’ requirements – e.g. cleaning and security
  • To be vigilant to any Health, Safety and Welfare risks in your developments and bring any concerns to the attention of your board of directors
  • Negotiate contracts with contractors following the procurement process and ensure that invoices are approved on time
  • Lead the performance of any on site personnel.ie janitors or caretakers
  • Supervise the implementation of project work and tendering processes
  • Collaborate closely with insurance companies on policies and claims i.e. premiums & excess policies
  • Conduct site visits on a regular basis and have full knowledge of sited under your remit
  • Liaise with OMC directors, residents and other relevant OMC committees
  • Keep financial records from property operations, creates monthly financial reports for property owner
  • Prepare reports for all partners and management including AGM pack
  • Host quarterly directors meetings & annual general meetings with members
  • Assists with ensuring that service charges are paid to meet clients’ financial objectives and collaborate closely with finance team, OMC and solicitors as needed

Qualifications

  • Have appropriate third level and/or professional qualification
  • Must have a PSRA License (D)
  • Have a valid Driving License
  • Have at least 2/3 years’ experience in portfolio property management
  • Ability to build positive relationships with key partners and clients
  • Possess strong communication and organisation skills
  • Are a results-oriented, upbeat and motivated individual with a solution focused demeanor
  • Proficient in MS Excel, Word and Outlook
  • Are an extraordinary teammate with excellent attention to detail
