Job Description
Maintenance Manager will supervise the provision of maintenance services by assigned maintenance employees of the home. He/She will be the primary Contact for all outsourced maintenance providers and be responsible for tracking all work in the CMMS.

Job Responsibilities
• Comply with established home policies, practices, and standards regarding resident safety.
• Comply with established home policies, practices, and standards regarding Occupational Health & Safety.
• To contribute to the development of departmental philosophy, objectives, policies, and procedures.
• To adhere to Home and departmental policies and procedures.
• To appraise employees, report their effectiveness and make recommendations to the District Manager.
• To understand and respect the responsibilities of associates in the Home and to support them wherever possible in the achievement of their objectives.
• To supervise workers involved in maintenance and repair work, such as masonry, carpentry, painting and groundskeeping.
• To assign maintenance personnel to specific jobs and spot-check work to ensure adherence to required standards of safety and building regulations.
• To be responsible for the ordering and distribution of all medical gas and oxygen and other supplies and to maintain the necessary records.
• To calculate estimates of repairs and maintenance as required.
• To conduct the orientation of new departmental staff to familiarize them with their position requirements.
• To ensure the continuity of the Management System.
• To maintain the departmental Quality Assurance program.
• To assist in staff selection, performance appraisal, disciplinary action and termination of departmental staff in consultation with the District Manager.
• To ensure that staffing patterns are maintained which are in accordance with the functional needs of the department.
• To keep the Client and District Manager informed of all relevant factors pertaining to Plant Maintenance, cost and utilization of equipment, materials, and staff.
• To develop and maintain an effective working relationship with departmental staff and other home employees and to keep them informed of any changes and developments which may affect them.
• To keep informed of new trends in Plant Maintenance and to implement when feasible to achieve improved services.
• To improve skills and abilities and to encourage Maintenance staff to do likewise.
• To assist with the development and maintenance of a departmental orientation program and on-going educational programs for maintenance staff members.
• To participate in Home, Community and District committees as assigned.
• To ensure a healthy and safe work environment in accordance with the Occupational Health and Safety guidelines.
• To assign the responsibilities of the Maintenance Manager to a designate in his/her absence.
• To complete monthly, annual, and other operational reports and submit these to the Client and District Manager.
• To ensure that confidentiality is maintained.
• To Conduct Fire and Safety Drills as required by regulation.
Qualifications
Post-Secondary Graduate of a Canadian recognized Facilities Management Program such as: Certified Engineering Technologist, Building Environmental Systems Operator Class one or two,
Valid Journeyman Electricians Certificate is required. Commensurate Experience and Education may be considered.
EXPERIENCE
3-5 Years working in the maintenance department of an Acute Care or Long Term Care or Congregate Living Facility. Experience in Purchasing Contracted services and quoting for construction and repair services.
SKILLS REQUIRED
Familiarity with planning maintenance and activities to meet regulatory compliance in the management of a Canadian Facilities Maintenance Program
Familiarity with the Canadian Standards Association Codes
Previous Experience using a Computerized Maintenance Management Program
Must possess effective verbal and written communication skills to assist in employee orientation program, employee selection, employee performance appraisal, etc.
Bilingual French & English is highly desired
